Our client is a full-service real estate investment and asset management company that owns a vast collection of retail, office, residential, and mixed-use raw land assets. They are seeking a Property Management and Construction Manager to support the administration of all real estate operations with a focus on property management and construction projects.
Specifically, this position will have responsibility for the following:
Execute plan provided by Director of Construction for property management and construction projects while providing regular updates to the Director of Construction and other team members.
Ensure all property management and construction projects are conducted in compliance with company policies and standards; and federal, state, county, and municipal regulations.
Oversee work of 3rd party property managers.
Complete regular property inspections.
Verify tenant compliance with lease terms, rules, and regulations.
Provide timely updates of tenant/property issues to management.
Ensure that current projects, timelines, and projected expenses are managed, communicated, posted in the team room, and updated weekly.
Ensure that properties are in compliance with our client’s policies & practices for aesthetic, landscape, & maintenance standards via regular site visits & inspections, taking corrective action, as necessary.
Work with 3rd party property manager to handle tenant related issues and disputes.
Assist Director of Construction in annual budget preparation at the property level.
Assist Director of Construction with data entry & filing.
Assist Director of Construction with construction planning, budgeting, and execution for all projects.
Ensure proper transition of activities from the Vice President of Real Estate Investments as development projects and acquisitions come to fruition.
Assist Director of Construction in bidding and negotiating contracts with contractors/ vendors.
Monitor projects for accuracy, costing, and scheduling.
Assist Director of Construction in resolve conflicts/discrepancies with contractors.
Communicate progress & issues to Director of Construction & other team members on a regular basis.
Familiarity with the terminology and “body of knowledge” of property management, leasing, and real estate investment and development.
Possess a professional presence accompanied by excellent written and verbal communication skills
Be proficient in Word, Excel, and Outlook
Be able to multi-task and be a team player
Be detailed-oriented, self-motivated, possess a positive attitude and a strong work ethic
Previous experience with a family-owned business and the real estate investment and development industry will be considered a plus.
