Essential Duties

• Setup incoming bid projects; coordinate with Administrative Assistant.
• Review of project drawings and specifications; develop RFI’s as needed.
• Attending pre-bid meetings.
• Issues invitations to bid to selected subcontractors and vendors. 
• Develops scope of work and sub-bid packages.
• Analyze subcontractor/vendor bid proposals.
• Prepares bid forms, bid proposals, and bid clarifications.
• Develops preliminary project schedule.
• Reviews constructability issues, general conditions, and preliminary schedule with project operations.
• Provide cost saving options / value engineering when requested.
• Holds turnover meeting with the project operations team post project award.
• Assist project operations team with buy-out of critical trades.
• Develop and maintain subcontractor and vendor relationships.
• Assist in the development of marketing packages.
• Develops, maintains, and owns client relationships.

Desired Skills & Experience

• 3+ years of relevant experience (Commercial General Contractor or Commercial Trade Subcontractor).
• College Degree preferred (Construction Management, Architecture, Civil/Mechanical/Electrical Engineering, Business Management, other related degrees).
• Experience with creating estimates for hard bid and negotiated bid projects, including budgets at the various stages of design.  Typical projects range from $250k to $10M.
• Experience with New Construction and/or Interior Build-Outs.
• Proven ability to secure projects.
• Excellent organizational and management skills.
• Excellent verbal and written communication skills.
• Proficient in On-Screen Take-off (OST), Primavera P7 (or Microsoft Projects), Sage Timberline Estimating Software (or equivalent), SmartBid (or equivalent), Pantera, and Microsoft Office (Outlook, Excel, Word).
