Provide oversight and supervision in connection with the construction management and project administration of numerous build-to-suit, single & multi-tenant retail projects.
Responsibilities:
Prepare initial schedules for input into the master project schedule.
Assist the development team in due diligence input and analysis.
Review civil construction documents for accuracy and potential cost savings alternatives.
Assist development team in procuring permits and approvals from local authorities.
Work with consultants to formalize construction documents.
Determine, investigate appropriate contractor resources for the given project.
Lead in value engineering and cost analysis for any project savings.
Review all testing for compliance.
Coordinate pre-construction meetings with contractors.
Provide construction administration throughout the construction process, including problem resolution and dealing with the day-to-day issues of the construction process. Review and respond to all RFI’s.
Manage the bank inspector relationship and schedule as required.
Maintain project schedules and assure project reports, both internal and external are updated and being met.
Review all Requests for Change Orders and prepare Change Orders for senior management approval.
Provide periodic project inspections including pre-con meetings and punch lists.
Attend periodic on-site meetings with contractors.
Maintain on-going relationships with the contractor and other parties.
Review and approve consultant invoices, including, testing, and inspectors.
Review Pay Applications for accuracy and percent complete.
Coordinate with the owner for punch list inspection and follow up to assure the punch list is timely completed and notifications are processed.
Confirm status for Delivery Notice and obtain all required documents for delivery.
Assure that all projects are completed under budget and all schedule Delivery Dates are met.
Maintain the warranty process.
Provide complete construction administration per above for all tenant build-outs.
Work in conjunction with Pre-Construction Manager in the preparation of the bid package, qualifying of bids received, negotiating the contract value, and terms.
Vetting of General Contractors
Requirements:
BS in Construction Management, Civil Engineering, or Architecture preferred.
Minimum of 5 years’ experience in the management of construction projects with an emphasis on retail.
Must be available to travel and work varying & flexible hours.
Ability to manage up to 20 concurrent construction projects in multiple states
Experience with a nationally recognized general contractor or retail developer is preferred.
Experience in managing design consultants (architectural, civil engineering, geotechnical, landscaping, traffic, etc.), managing general contractors, and complete budgetary oversight.
Ability to comprehend construction drawings and legal documents (lease and lease construction exhibits, Site Development Agreements, ALTA and title reports, easements, etc.) and capable of reviewing documents to ensure conformity to Company and/or tenant’s construction standards. Skilled at tracking construction costs in order to meet pro-forma objectives and recommend budgetary adjustments as appropriate.
Must be proficient with Microsoft Office software including Excel, Word, Teams, and Project. Knowledge of other construction tracking and reporting or job cost software is desirable.
Must be highly trustworthy and able to handle confidential and sensitive real estate financial and transactional information appropriately.
Must possess excellent interpersonal skills and have the ability to communicate effectively with all levels of internal and external customers and contractors both verbally and in writing. External customers include contractors, design consultants, construction & RE representatives for national retail, anchor tenants& tenant contractors and consultants, and governmental agencies. Internal customers primarily include investment staff, development accounting, leasing, and property management.
