Responsible for the oversight and management of an assigned capital projects portfolio that includes providing support to projects in planning and management through all phases of design and construction. This position reports to the Assistant Vice President of Capital Projects at Northeastern University Planning, Real Estate and Facilities division.
DESIRED QUALIFICATIONS
Thorough knowledge of design and construction practices, project budget development, scheduling, estimating, project tracking, and controls.
Demonstrated experience establishing and maintaining productive relationships with a diverse group of internal and external constituents (including designers, contractors, consultants and state & local agencies) that reflect a strong customer service commitment.
Demonstrated ability evaluating complex problems and implementing successful solutions through analytical thinking planning and execution skills'
Experience using Microsoft Office suite for scheduling spreadsheet(s), word processing, eBuilder (or similar software) and database software systems.
Demonstrated leadership and communication skills. Ability to access construction/facility sites.
Knowledge and skills required for this position are typically acquired through the completion of a bachelor's degree in architecture, engineering, construction management, or a related field required, master's degree preferred.
A minimum of ten (10) years of progressively responsible experience with multi-discipline, multi-million-dollar construction projects including a minimum of three (3) years' experience managing project staff.
Professional registration (Architecture or Engineer) is a plus
Experience working as a construction estimator is a plus
Experience working as a construction scheduler is a plus
KEY RESPONSIBILITIES & ACCOUNTABILITIES
1) Daily Management:
Oversee the daily operations of new construction and renovation projects working closely with architects and engineers and supervising contractors.
Make frequent on-site visits to oversee projects, check on schedule and be accessible for team needs.
Maintain current knowledge of all applicable regulations and codes for design and construction projects.
Responsible for leading, managing and mentoring all assigned direct reports. This may include developing and implementing formal training programs and professional development to ensure staff success and retention.
Manage direct reports which may include senior project managers, project managers, estimators, assistant project managers, clerk of the works and interns.
Coordinates the design, construction and closeout of projects with our in-house and external commissioning agents.
2) Financial Management:
Prepare initial budget, establish, track, and monitor expenditures throughout the course of each project.
Maintain all project records including job costs change orders and project close-out.
Approve requisitions from contractors and consultants.
3) Internal & External Relations:
Serve as the University's representative to internal and external agencies.
Promote continuous improvements on ways to effectively manage capital projects and our project schedules.
Establish and maintain productive relationships with a full range of personnel that reflect a strong commitment to customer service including local officials on assigned projects.
Communicate with members of the University community prior to and during renovation and construction to involve them in the design stage through completion of the project.
Manage and coordinate feasibility studies including preparing program information, coordinating work of interdepartmental groups, and working with all levels of the University.
4) Project Planning & Scheduling:
Assist the Associate Vice President Planning, Design, & Construction in short- and long-range planning of construction projects and renovation of existing facilities.
Coordinate the scheduling of different components within each project.
Prepare estimates.
Other duties as assigned.
